Law firms do not represent both parties in adversarial transactions. Neither should your real estate firm!
Your most important decision will be your choice of representation. Your real estate agent should represent only you, the buyer, EXCLUSIVELY.
Unfortunately, the “automatic” relationship that occurs between you and a licensed professional in Denver, and all of Colorado is that of a non-agent, called a Transaction Broker. By law a Transaction Broker cannot be an advocate for either the buyer or for the seller.
With an Exclusive real estate Buyer Broker you receive the benefits of a fiduciary relationship and you can expect those benefits to stay with you throughout your Denver real estate transaction.
A buyer broker with a traditional firm is, by law, isolated from most members of the firm and usually from the employing broker. Thus, they may not receive the most experienced assistance and advice in difficult negotiations. This part-time buyer broker, introduced as “your” broker may be sharing an office with, or even married to, the person who is on the other “side” of your transaction.
Why a Buyer Broker in Denver?
There is much more to purchasing a home in Denver than merely finding the perfect house. Traditional real estate agents in Denver will show you homes, (often their own listings) and try to persuade you to purchase them. Exclusive Buyer Brokers NEVER do this.
First of all, we NEVER take listings. Also, we are able, by law, to provide more information to you about the property, the community, the pricing and possible financing. We will never disclose to the seller what you tell us (traditional realtors MUST do this) and we will ALWAYS represent YOU!
Colorado allows three options when you are purchasing real estate.
- A transaction broker who is not allowed to advocate for you.
- A defined buyer broker (not exclusive) from a traditional firm who may have conflicts with personal listings or with the firm’s listings.
- An Exclusive Buyer Broker that will work for ONLY YOU throughout the entire purchase process.
Why do you deserve a Home Buyer’s Broker?
Your home may be your largest investment – the foundation of your net worth. If you choose to finance your property, the appended mortgage will be your largest financial obligation. Furthermore, your home will provide undeniable sustenance for your future comfort, security and happiness.

Are there additional costs?
Absolutely not! Our compensation is included in the price of the home that you purchase and will be fully disclosed to you. After all, it is your funds that are paying all costs. You should know what those costs are and be able to have your agent paid with those funds.
How do I find a broker whose professional knowledge and personal qualities are right for me and for my family?
We suggest that you interview several licensees. Ask how their companies conduct business with buyers. Does the company accept listings? Are other brokers (particularly the Employing Broker) always “available” to back up and assist “your” broker? Will they give you the names of all of their most recent buyer agency clients? How much of their business is representing buyers? Do they understand financing or simply refer you to a lender, or worse, an in-house mortgage broker?
Your meeting with the individual will tell you a lot about how they approach their business with buyers. You should feel no pressure to enter into any agreement at this time. Don’t hesitate to ask questions!
